Escrow is a legal arrangement in which an asset (such as real property) is deposited into safekeeping (e.g., a bank account) under the trust of a neutral third party (escrow agent) pending satisfaction of contractual contingency. Once the contingency has been met, the escrow agent will deliver the asset to the party prescribed by the contract.

When you put money in escrow it is held by a neutral third party (called an escrow agent) who works for both the lender and the borrower. The agent’s role is to carry out the instructions agreed upon by both parties. The money is released when all the terms of the agreement are met.
